M&E building services · London
Your team keeps the building running day to day. We take on the specialist work: planned maintenance of mechanical and electrical plant, compliance records, out-of-hours and holiday cover, and replacement when equipment reaches the end of its life.

What we do
Most buildings buy these from five different suppliers and spend the difference on coordination. We would rather carry that ourselves.
Heating, cooling, ventilation and plumbing systems, installed, serviced and repaired by qualified engineers.
Power, lighting and controls for commercial buildings, from the distribution board to the final fitting.
Scheduled servicing across your mechanical and electrical plant, with records an auditor can follow.
The statutory checks every commercial building needs, kept on one schedule so nothing lapses.
When equipment reaches the end of its life, we plan and carry out the replacement with minimal disruption to your tenants.
Specialist backup for your in-house team in the evenings, at weekends and when your own engineers are away.
Statutory obligations
Six recurring duties sit on most commercial buildings in England and Wales. Missing one is an enforcement risk, and they rarely arrive on the same calendar. We run them as a single schedule.
| Obligation | Frequency | Applies to | Basis |
|---|---|---|---|
| TM44 air conditioning inspection | Every 5 years | Buildings with more than 12 kW aggregated cooling capacity | Energy Performance of Buildings Regulations |
| Legionella risk assessment | Review every 2 years, monitoring ongoing | Any employer or landlord with a water system | ACOP L8 & HSG274 |
| LEV thorough examination | Every 14 months | Local exhaust ventilation plant | COSHH Regulation 9 |
| Fire damper drop test | Every 12 months | Dampers in fire-rated construction | BS 9999 · Fire Safety Order 2005 |
| F-Gas leak checking | 12 / 6 / 3 months by refrigerant charge | Systems containing fluorinated gases | GB F-Gas Regulations |
| EPC & MEES compliance | On letting · EPC B by 2031 above 1,000 m² | Privately rented commercial property | MEES Regulations, England & Wales |
