Concept to handover

Design & Build

You give us a performance specification; we develop the design, build it, commission it and hand it over with a full O&M pack. One contract, one point of responsibility, and the design risk sits with us rather than with you.

  • Mechanical, electrical and public health design
  • Coordinated BIM models and builder’s work drawings
  • Value engineering against a fixed budget
  • Full O&M documentation and as-built records

Installation & Commissioning

Qualified engineers, working under CDM 2015 with RAMS issued before anyone lifts a tool. Systems are commissioned and witnessed to CIBSE Commissioning Codes, not simply switched on and signed off.

  • Chilled water, VRF, DX and ventilation systems
  • LV distribution, lighting and small power
  • Above-ground public health and drainage
  • Witnessed commissioning and client training
PPM contracts

Planned Preventative Maintenance

Scheduled maintenance that keeps plant performing and paperwork audit-ready. Every asset is tagged and surveyed, then placed on a fixed annual calendar you can hand straight to an auditor or an incoming tenant.

  • Asset register and condition survey at mobilisation
  • Fixed PPM calendar with SLA-backed response
  • Quarterly performance and energy reporting
  • Priority attendance and held critical spares
Legal obligations

Statutory Compliance

Six recurring legal duties sit on most commercial buildings, and they rarely fall due together. We run them as a single schedule under one contract, so nothing lapses and there is one place to look when the enforcement letter arrives.

  • TM44 air conditioning inspections
  • Legionella risk assessment and monitoring (ACOP L8)
  • LEV thorough examination and test (COSHH)
  • Fire damper drop testing and TR19 ductwork hygiene
  • F-Gas leak checking and refrigerant record keeping
Running cost

Energy & Decarbonisation

Heating, cooling and ventilation are the largest single draw on most buildings’ energy and the biggest lever on an EPC rating. With EPC B due by 2031 for larger rented commercial property, the work is better planned than rushed.

  • MEES and EPC improvement strategy
  • Heat pump retrofit and plant replacement
  • BMS optimisation and controls strategy
  • Metering, monitoring and ESOS / SECR support
Emergency

24/7 Reactive Call-Out

One number, answered by an engineer rather than a call centre, with attendance times written into the contract instead of promised in a brochure.

  • 4-hour emergency attendance within the M25
  • 8-hour attendance nationwide
  • 24-hour response on urgent partial failures
  • Out-of-hours works to protect trading hours

Not sure which of these you actually need?

Send us the building and we will tell you what is legally required, what is worth doing, and what can wait.
